Walked the blues (5872/68.2/116) in slightly less than 4H with Longtee400 on their standard $16 twilight rate with a 4:52 pm tee time.

The course is a no frills, fun little layout kinda out in the country, even though it's maybe 16-18 miles from downtown Portland. While the condition is far from lush, the condition is what I would call good for THIS course.

The greens are bumpy and medium slow to slow. However, I actually putt decently here, I just aim 3' beyond the hole on every 20' putt. I know that sounds bizarre, but that strategy works well for me on these slow greens.

Both the rough and fairways were decent, you usually had good lies.

Several tees are unlevel and could use some work, but they had a decent amount of grass and were well maintained.

There are not alot of traps here, but the ones they have are very well maintained with nice, fluffy sand.

Normally, I don't comment in my reviews about arbitrary course management decisions and tend to focus on actual course conditions.

However, today they let a 5some tee off as one of the first twilight groups, followed by three straight 2somes? We finally played through the 5some on the 12th hole, they let the 2some in front of us through on #10. The starters comment when we made the turn was that the 5some had played a decent pace on the front, barely over 2 hours. While that may be a decent pace on longer, tougher, courses, we waited on almost every single shot, it easily added 20 minutes to our front nine.

Then to add insult to injury, the starter came by when we were teeing off on #17 and told us this needed to be our last hole, that they were closing the course @ 8:45... It made no sense to walk from #17 green up #18 fairway to the parking lot on a short, driveable par 4 and not play it with PLENTY of daylight left.

Normally, I perceive the customer service as good to very good here, today being the exception to that rule.

Enjoyed an early A.M. round with tocho261 on a Golfnow prepaid deal for $19. We walked the blues (6491/71.9/137) in 4H, teeing off a little after 6 and finishing a little after 10.

Challenging layout that is currently in good condition. Lots of red/yellow hazards that are lakes or marshland that you need to avoid, plus an above average amount of traps as well. There are zero homes that you can see from anywhere on this course, occasionally you will have railroad or racetrack noise, but this track and it's sister Greenbelt course (shorter & easier in my opinion) are pretty isolated considering they are less than 10 miles from downtown Portland along the Columbia River.

The greens putted really nice, firm and medium fast. Definitely well above average for a city course and some of the nicest greens I have recently played on.

Both the fairways and rough were nicely maintained, you generally had lush lies. There are several areas on different holes that are brown that they were soaking, trying to get green again, but overall, both were very good.

The tees were decent, above average for a public course that gets alot of play.

The only thing below average was the sand traps. They could use some new, additional sand and had not been raked/maintained in at least a couple of days.

Only a few holes have water and there was no drink/food cart, luckily it was a cool, overcast morning. But this course is worth playing, especially for under $20.

Walked the blues (6572/72.4/140) in 4 1/2 hours, teeing off @ 4:36 on their twilight rate of $22 to walk. This is a challenging course to walk, constantly up/down hills plus a couple of holes are a hike from the last green.

It's also a challenging course to play, as you would suspect with a 140 slope. The first few holes are fairly straight forward and relatively wide open. It lulls you to sleep for what is ahead... the back nine is tighter and has more trouble and is roughly 2 strokes tougher than the front in my opinion.

The big, undulating greens were fairly smooth but were medium slow. They could definitely have used some more speed.

The fairways and first cut of rough were both well maintained, you generally had good lies. Both were generally lush with a few bare spots here and there. Several short par 4's and the par 5 fairways had a decent amount of divot damage in the 100 yard area, more than I would normally expect.

If you stray into the native stuff, there are a generous amount of yellow, red and white stakes waiting to add strokes to your score quickly. Assuming you avoid all those, then 80 to 100' tall trees and knee deep in places British Open style rough await... You have to keep it in the short grass and be able to shape your shots on numerous holes to play well here, in addition to navigating the big, undulating greens.

The tees were good, a few had some divot damage that could use fixing. The sand traps were excellent, well maintained with yellowish to brownish, fluffy sand.

The only negatives were that it was over 90 degrees when we teed off, and there was no drink service on the course and only the four par 3's had water.

The other negative was the guy in the pro shop on the loudspeaker. He evidently thinks he is the next Johnny Miller. He was telling one group to go ahead and hit on #1, saying they couldn't reach the group in the fairway... who were at about the 130 yard mark, and those guys were playing the whites, and it's only 329 from the whites? If my math is correct, any drive over 200 yards would be into that group? Then he told another group that did wait until the previous group was inside 100 yards before they teed off that they were a hole behind on the tee, and needed to pick up the pace?

The overall condition was good, but not as good as when I played here last summer. This is definitely one of the toughest courses I have played out of the couple of dozen I have played so far around Portland since moving up here.

Enjoyed an early a.m. round in very calm conditions with Longball23 & Matt. We walked the blues (6530/72.4/132) in 4h, 15m for $29.

The course definitely plays longer in the a.m. with the marine layer, moist conditions and the heavy air. However, that is a fair trade off for missing the afternoon ocean breezes that kick up when you play my usual twi-light hours here.

The greens were medium fast and bumpy @ times. Decent, but not that great by previous Olivas standards, plus there were a ton of ball marks.

The fairways were good overall, you usually had good lies. There were several fairways the workers were working on that had open areas that were GUR.

The tees were good overall, the par 3 tees had alot of divot damage for early a.m., they obviously had not been rotated today.

The first cut of rough is nicely manicured, and the native stuff is higher in many areas than it was the last time I played here. I incurred 4 penalty strokes today for losing balls in deep stuff not that far off the fairway... yet I could have had a playable ball in thinner stuff or have been on hardpan within 10-15 yards in either direction. In other words, while you could get lucky, you are flirting with disaster when you get off the beaten path @ Olivas.

The sand traps were fair, several had sprinkler water runoff issues and they had not been recently raked.

Compared to the condition of the courses in Portland this time of year, my old friend Olivas paled in comparasion. I expected the conditions to be better, but Olivas is still one of my all-time favorite courses to play overall. @ $29 to walk, it's a good value.

1st time playing here, played the blues (6175/70.9/141) in 4h, 20m on their internet early bird rate of $32 to walk with Longtee400. VERY challenging course to walk, 5-6 holes have distances of hundreds of yards from one green to the next tee, plus it is constantly up/down small hills.

While it's not a long course, most holes are narrow, and there are a combination of red stakes with green topped environmental areas, yellow hazard, OB and sure lost ball areas on both sides of every hole. Get crooked anywhere and you have a probable double bogey and add to your score from there for any other slip up's on that hole.

I can see why the slope is so high here, it is a very visually intimidating course, especially the front nine. There are constant yellow and red hazards on this course, EVERY HOLE has a red or yellow hazard, many have both. Also, numerous holes have 100+ yard forced carries over marshland from the blue tees to reach the fairway. You rarely get a breather where a shot more than slightly offline isn't a big number waiting to happen.

#18 is a very unique hole, a par 5 only 472 yards from the tips that is a 90% dogleg left through a narrow opening of trees. Not a driver hole off the tee for longer hitters. Definite risk/reward hole, there is a 20 yard wide lake in front of a very severely sloped green. Plus there is a fairway trap just on the fairway side of the lake. Question, what kind of sick, sadistic individual puts in a trap where you have a 25 yard bunker shot over a lake to a severely sloping green with OB not that far beyond the green?

Depending on how conservative or aggressive you choose to be, there are anywhere from 3-6 holes on this course that are NOT driver holes unless you are super accurate and very straight. It definitely plays longer than a 6175 yard course from the blues because of that, I hit 3 or 4 iron on numerous par 4's to put it in the fairway. Note to self, probably a reason you played well today?

This was a hard course to rate, because it played much better than it looked. The greens were smooth, medium fast and I saw the breaks very well here... yet many greens had large brownish patches on them that plain did not look good.

Same for the fairways, my lies were usually good, but many fairways had brown areas as well. The traps were well maintained with fluffy sand. The tees were good, but not as well maintained as the rest of the course.

A couple of holes had new tees under construction that looked to be about ready to go with some nasty looking sight lines behind the current gold tee areas. Therefore, this course is about to get longer with an even higher slope rating in the not too distant future.

The primary rough was OK for shorter irons to hit out of, but much tougher to hit a longer iron out of. I would call it a 1/2 stroke penalty on many holes. If you missed the primary rough and got to the native stuff, forget it, knee deep and thick.

Note that their Gold tees are 6631/73.0/146, this would be a very nasty course from the Golds. Many of the holes I was able to use irons off the tee to find the fairway from the blues... that would be a much more difficult strategy to implement from the Golds with 30-50 more yards in on most approach shots. I would not want to be hitting longer irons into many of these greens with hazards on 2 or 3 sides.

The only negative was a Marshall who came by when we were on about #14 and said we were 1 1/2 holes behind and had everything backed up. The problem with his logic was that #1 was wide open when we teed off. A single caught us and made us a 4some, and we let a 2some riding play through on #9, those 2 were the only golfers we had seen in front of us all day. That was the group 1 1/2 holes in front he was referring to on #14. Considering many holes had 200-400 yard hikes from one green to the next tee, I'm surprised they were not farther ahead than that. While I appreciate his trying to do what he perceived to be his job, his knowledge of the actual situation was limited to say the least.

Challenging but very fun course. One you probably want to ride unless you are a die hard walker. I will definitely play here again, and I'm just stupid enough to walk it in the heat again as well.

Teed off @ 336pm on their standard internet twillight rate of $33 to walk with Longtee400. The course is in excellent condition overall, but not quite as good as when I played here last year.

The greens were generally smooth, firm and fast, with a hint of a recent top dressing. They held well hit iron shots well. The traps were also in excellent shape, well maintained with fluffy sand.

The tees and fairways, while still very good, were a step down from what I remember last summer. The 1st cut of rough was lush and not too penal. However, on many holes, you don't have to stray far to get to the native rough, and it is very penal. A lost ball or advance it a little with a wedge are your probable results in the deep stuff.

Holes 9 & 18 share a double green that wraps 270 degrees around a large lake in the middle. My approach shot to #9 hit on the wall and bounced into no mans land between #18 pin and #9 pin, still on the double green. I paced it off as a 157' putt that had about 20' of left to right break over a ridge. I managed to 3 putt, one of the only times in 40 years of golfing that I have ever 3 putted and actually felt good about it.

The only on course negative for me is only three par 5's, and two of them are among the hardest holes on the course. You need to keep it in play and be able to chip and putt on fast, undulating greens to survive & thrive here. Many greens have collection areas that are mowed down on one or more sides that leaves the golfer with lots of chips or putts from off the green up and over mounds to slick greens often running away from you. This is especially challenging if you roll into the deeper rough just on the other side of the collection areas. I managed to chip into a hazard on one hole and chip into a greenside bunker on another hole by having chips from relatively close to the hole in the deeper rough roll too much on the fast greens and roll through the green. And neither chip was seemingly that bad until it rolled, and kept rolling by the hole...

Overall, a fun, challenging course, Customer Service in the pro shop & with the starter were a ++. No on course beverage service, but they do have an excellent restaurant onsite.

3rd time playing here, and I am beginning to get a handle on some of the sight lines. Your normal inclination is to aim away from bunkers. However, on a course with close to 150 sand traps, that is often not feasible here. Through trial and error, I have found that on numerous holes that certain fairway bunkers are THE prime aim spot for me because I can actually go over some of the ones that look so ominous from the blue tee box. If you try and avoid some of the fairway bunkers, the design funnels your aim/shot toward even bigger trouble. The fairway bunkers on the right edge of the fairway on holes #1, #10, #12 & #13 are examples of where a longer hitter can just go over them and open up the amount of fairway landing area appreciably in my opinion.

Played the blues (6809/73.0/139) & got in 27 holes in 5.5 hours on an excellent prepaid Golf Now deal that included a cart for $42.99, teeing off @ 327pm. As the rating and slope indicate, there are probably 7-9 holes on the South Course that you can post a big number on in a heartbeat as soon as you get crooked or hit one fat...

The fairways and rough are immaculately maintained, although I noticed more fairway divot issues than on previous rounds here. Although that could also have been because I was actually IN alot more fairways than previous visits here as well...

The big, undulating greens rolled well and were firm & medium fast. I also noticed and fixed many more ball marks than on previous visits here.

There must have been alot of play today, because the traps were also not as well maintained, seemed like every trap I was in had one or more sets of unraked footprints.

The tees are generally good to very good, a few par 3's had a decent amount of divots that needed repairing.

Customer service is always a ++ here, and they have a very visible, well stocked beverage cart that will usually hit you at least 2-3 times per round.

Played my best round of the three trips here, but I thought the course, while still excellent, wasn't in quite as good of shape as previous visits. However, it's easily one of the best public courses in the Greater Portland area.

1st time here, played the blues (6526/71.2/126) in 4h, 45m on a very busy Tuesday morning for their early bird rate of $16 to walk. Teed off @ 7:35a, finished @ 12:20p and everytime I was close enough to see #1 tee, it was packed with 4some after 4some.

Ed Lee's previous Broadmoor review was spot on and prepared me well for this layout.

This is an older (Built in 1931), quirky track bordering the Portland Airport with many unique holes. You start with a short, severely downhill driveable par 4. You end with a short, severely up hill par 4.

#10 is one of the uniquest holes I have ever seen, it is basically 2 holes within a hole. The ladies have a separate tee area and a separate green that all play all on the same side of the river. The men use the same fairway, but their tees and especially their green is different. The men's green is about 150 yards beyond the ladies green on the other side of a wide, yellow staked water hazard. You have to lay up from an elevated tee shot before the water hazard (max about 245) and then have a 160 to 210 yard shot over a yellow water hazard to an elevated green. Anything short may roll back into the hazard.

I found the front the easier of the two nines. It starts off with a drive able par 4 and you have three par 3s and three par 5s on the front nine.

The back nine is the longer of the two nines and has seven par 4's with just one par 3 and one par 5.

Nearly all the holes are well guarded by tall mature trees, but this is not an overly tight course. However, better have a variety of punch shots and be able to curve your shots around trees if you get off the fairway, because most shots can't go through or over these 100' tall trees.

This course offers a wide variety of par 4's. Several are short and straight-away. Several are severely uphill or downhill. Several are visually intimidating due to their length or by having trees all around. Several holes have approach shots that play severely uphill to sloping back to front greens.

The four par 5's were all what I would consider scoring holes for longer hitters.

The greens were pretty quick, smooth, firm but held approach shots well. They were definitely the best part of the course. Local knowledge of where to place the ball on certain greens would be very beneficial. As an example, both #9 & #18 have greens that slope fairly severely from back to front... and a bold putt could easily roll 15 yards down the hill, since these were elevated greens with a false front.

Both the fairways & rough were generally lush, well maintained. The tees were decent, they were maintained but looked like a course that gets alot of play. I wasn't in any traps, but they did not appear to be as well maintained as the rest of the course.

There is no driving range or short game practice area at this course, they had a decent practice putting green that was reflective of the greens on the course and a nice clubhouse with a restaurant. They do not have a beverage cart on the course, but they do have a snack shed that you loop by twice per nine.

Customer service was a +, I arrived @ 730a and the pro shop had me paired up with Jeremy, Dick & Sandy to tee off @ 735a. Very fun course, I will definitely be back!

Walked the blues (6525/71,4/127) in 4h, 15m on their standard twi-light walking rate on $25.

Peter Jacobsen design, interesting course. The front is shorter, more wide open, easier in my opinion and a traditional design golf course. The back nine is more of a links style, & is the longer & tighter of the two nines.

The greens were medium fast, firm and rolled well. Only issue is alot of unfixed ball marks.

The fairways were generally lush & well maintained, as was the regular cut of rough. The native rough is still deep, but not quite as severe as in most previous times I have played here. IF you found your ball, advancing it with a short iron is usually your only option out of the deep stuff, and even this is ???.

The tees were decent, but many had a moderate amount of divot damage. The sand traps are OK, dark colored medium texture sand. Much better to hit out with a full iron on a fairway trap than to hit a soft shot out from around a green.

Customer service was a ++. Fun course that will challenge most players.

Played the Back tees (5872/68.2/116) on this short, par 71 course in 3H, 50m on their twilight walking rate of $16. Fun little layout, tons of huge mature trees that line every fairway on both sides just waiting to knock down or even swallow errant shots. I have never seen so many dogleg left holes on the same course before, roughly 1/2 the holes turn to the left anywhere from moderately to severely. No holes really turn to the right, although the 2nd tee shot encourages a fade to gain clearance for your 2nd shot around a 100' tall tree guarding the green, but then the hole turns back sharply left toward the green.

The poa annua greens were bumpy and slow. They did hold shots well.

Both the fairways and the rough were generally lush and well maintained. Only a few patches of native stuff that they let grow knee deep on the entire course, otherwise, the rough is generally mowed down and you should have a decent lie. Which is a good thing, because anything offline more than a few yards off the fairway will likely require a punch shot under, through or around hundreds of 80' to 100' tall trees.

The tee boxes were generally good, some of the par 3's tees could use some divot fix loving. The few traps they have were in excellent shape with think, fluffy sand.

Customer service was a ++. They need to seriously speed up the greens, but the rest of the course was in good shape.

Teed off @ 6:52A, played the blues (71.0/129/6375) in 4H on a bright, breezy morning for $29. We finished just before 11A and it was already 111 degrees.

The greens are nicely recovered from recent aeration, medium fast but still a little bumpy. The sand traps were well maintained. They are beginning to sand some of the fairways, the unsanded ones were generally lush, as was the rough. The tees are decent overall, but some of the par 3's needed some attention.

The layout is a good mixture of holes, and there is plenty of sand and water to catch any crooked shots. Not as tight as most desert courses even though nearly every hole is lined with homes as the course works it's way through a retirement community.

The customer service was a ++, complimentary range balls and water, plus due to the heat the marshall was delivering water to groups on the course. Added bonus, they sign you up for their bonus rewards club card, and after completing your 1st round, they send you an e-mail good for 30% off your next round.

Good middle of the road alternative in the Palm Springs area.

First time playing here. Enjoyed a nice early morning round with GKers Shazza & Shebylo. Excellent green fee value of $20 w/cart offered by the course to play anytime, any day. Played the Cielo-Vista combo from the blues (6364/71.1/125) in 3H, 45M.

The greens were excellent, medium fast & firm, almost too firm. They really rolled well. I struggled on these greens AD, constantly going past the hole after playing several earlier rounds this week on recently punched greens, it was a tough adjustment.

The fairways and rough were both generally lush and well maintained. there were only a few patches of really deep rough on the entire course. The rough was usually 1-3 inches, recently mowed and you usually had a good lie.

The sand traps were decently maintained with fluffy sand. The tees were good, a few had some divot damage that could use some maintenance.

The layout of the course was a little bizarre, it was a 6 to 8 minute ride from the clubhouse to the #1 tee. Once you finished, it was a 6 to 8 minute ride back in from #18.

Parts of the course meandered through condo's and single family homes, other parts of the course were out by themselves in the wash. I liked most of the actual holes, it wasn't a tight course but had decent amounts of water and sand to get your attention and keep you honest.

This isn't a great course by any means, but if you can get a deal like we did today, I would highly recommend it. I would occasionally play here if in the area, but wouldn't drive far to come and play this course.
