Played Sunday morn - pace of play pretty good for a Sunday at 4.5 hours for a foursome (only real wait was at the par threes).

Tee boxes are generally a shambles - like teeing it up in a sandbox. The only exception are the rebuilt tees (there are five of them) which are nice and level but kind of hard as they turf is still establishing on them.

Fairways good, bunkers (the one I was in) fluffy, and the greens were pretty immaculate all in all (only a few un-repaired ballmarks here and there and running smooth, true and almost medium pace as the sun dried them out - very good for a muni, although hard to read).

Rough is real springy kikuyu so it can be funky to hit out of - ball tends to knuckle and flights in odd directions at times when you hit through the tough stuff. Best to avoid it!

Good fun and value all around (if you can hold your nose on the tee-boxes).
