Teed off @ 245pm on their normal $25 walking rate. Playing alone, played 2 balls from tee to green on every hole and finished @ 630pm.

This is a fairly tight executive course with three 9's, all par 31. I played the green-yellow combo.

the greens were medium fast, firm, few ball marks. Tees were OK, not great, most of the par 3 holes had a few divots that needed repairing. The fairways were generally good, but didn't look like they had been mowed today or yesterday. The rough was sneaky, it didn't look deep, but there were areas you had to be within a few feet of your ball or you couldn't see it.

The only negative was the traps. The sand was generally OK, but they definitely had not been raked in a couple of days.

Fun little course with some difficult and long par 3's and some potentially driveable par 4's for longer hitters.

A treat to get to go out and play Olivas while visiting family in So Cal. Walked in 4.5 hours with Longball23, JohnnyGK & Pedro7170 on a beautiful Monday afternoon.

The greens were medium fast and generally good to very good. Only a few had more than moderate ball mark damage. Firm but held approach shots well. The one trap I was in had nice sand and was well maintained.

The rough here is very hit and miss. You could be on hardpan, lush rough where your ball will sit up, thick rough where just getting your ball out is a good shot all the way to knee deep stuff that is a sure lost ball unless you step on it... all within a few square yards in some cases. The rough overall is certainly much less punitive today than when the course re-opened after renovation in 2007.

Saying the fairways, aprons and tee boxes are lush doesn't really do them justice. I have seen courses that had greens that aren't as nice as an Olivas fairway. The ball really rolled well if you played a low shot on the fairways.

Customer service was a ++ as always, thanks to Carl & his staff for getting us out.

I got here @ 550am and was immediately impressed that the grounds crew had already mowed the 1st tee, 1st green and were almost finished with the 1st fairway. Great early bird deal of $22 to walk. This is a City of Portland muni, no frills but for the $$$, is a great deal. I walked 18, often laying down an extra ball for practice shots while playing alone in 3 1/2 hours.

The greens were smooth, firm and medium fast. I usually can read greens fairly well, but there were breaks that I had a hard time reading on some greens. It's unusual for me to read break in one direction and the ball actually goes the other way, which happened twice today.

The fairways were lush and well maintained, as were the tees. Very few areas with severe divot damage. The rough is not too punitive, usually the ball sits up nicely. However, there are hundreds of tall, thick, mature trees lining every fairway that will catch stray shots and challenge your recovery shots skills. Only a few holes have water or OB.

Overall, I like the layout. Fun course that measures app. 6500 from the blues. Many holes have slight elevation changes as you constantly are going up/down rolling hills and almost every hole turns slightly (almost no straight holes). While there are no real signature holes that stand out as a great golf hole, there aren't any really poorly designed holes either. Fun course in excellent shape!

$25 to walk. Played in 3.5 hours on a hot, muggy afternoon. Fun little tree lined layout where you can make some birdies.

That said, I was very disappointed in the overall course conditions considering how nice the weather has been locally for the past couple of weeks. The fairways looked like they hadn't been mowed in several days, on many holes it was tough to tell where the fairway and light rough merged. Your lie was basically the same whether in the middle pf the fairway or 20 yards off the fairway.

They must have had a fungus issue previously on their greens. The poa annua greens had hundreds of silver dollar sized to fist sized bare spots, and several had large discolored patches. The tees were average and there are no sand traps on this course. The course was not nearly in as good a condition as when I first played it last summer.

First time here, thanks to shebylo for setting this up! Definitely liked the layout, this is not a typical par 3 course. Good variety of shorter, medium length and longer par 3's. Huge undulating greens that are surrounded by numerous lakes and dozens of deep, well maintained sand traps. The outskirts of many holes have sandy waste bunkers complete with cactus & bushes.

The course was recently over seeded, and everything was generally lush & green. The greens were smooth but putted on the slower side. Tees were very well maintained. the rough & fairways were well maintained as well.

The customer service was a ++. Fun course to tune up your irons and get around in 3 1/2 hours or less. If in the area, I would sprinkle this course into my rotation to add some variety, it's a good value based on the price, layout & condition.

First time here, played the tips (6782, 71.6/122) in 3 1/2 hours. Customer service was a ++.

The layout is pretty straight forward, no doglegs with a few holes that bend one way or the other. Many more seemed to bend right to left than the other way around.

A few lakes, but not that much water overall. Many holes have a wash on one side, and a few have OB on one side. Not an overly tight course, most holes I felt like I could grip it and rip it.

The greens were medium slow, that is my only complaint. The fairways were very lush. Tees lush and well maintained. The rough was lush and not too penal, I played a couple of long irons out of the rough w/o issue. The traps were very well maintained, freshly raked with nice sand, however a few had some rocks mixed in.

I liked the course and will definitely play again when in the P.S. area.

The good news is that the course is in much better condition than the last time I played here app. 18 months ago. The bad news is that even with significant improvement it is barely up to thoroughly mediocre status.

Their fall overseeding has taken hold decently. The greens were medium slow and bumpy. The tees were furry, they definitely had not been mowed in several days. The fairways were ok, it was 50-50 whether you would have a plush or a thin lie. The rough is dormant bermuda, mowed down. The traps were not in good condition, most were hard even though they had been raked recently.

The golf shop was closed, you check in for tee times in the bar. The layout is tight with lots of lakes, mediocre, every hole is surrounded on one or both sides by condos. With so many better alternatives available within a couple of miles, this is not a course I would recommend.

The course is surrounded by a couple of roads that wind around the course and there are a few houses, but you are pretty much out away from things. The layout is a little confusing if you have not played here before. Numerous holes zig and zag from one green to the next tee, I twice almost played the wrong hole until looking @ the tee marker. Looks like a no frills older course, not alot of trouble with water or OB, just plenty of big, mature trees to keep you honest.

The greens were definitely the best part of the course, firm & quick. Course knowledge would definitely be beneficial, several greens had severe back to front slope where if you were above the hole, the fringe may be the next best bet to stop your down the hill putt. Several greens were relatively severe, if you were on the wrong side of the hole, a 3 putt was likely.

The fairways were generally lush, thin in a few spots, but very playable. The rough was a mixture of lush, thin & hardpan. The tees were generally in good shape. The traps were very well maintained with thick, dark sand.

Course staff was very friendly. I was impressed that several times maintenance workers stoppers their mowers from 50 yards away while shots were ongoing.

The previous reviews of sngernz & livegolf were both very well written and captured the essence of this course well, it prepared me for what I was in for. Played the blues (6805, 73.0/139) in 25-30 mph winds, which was way too much golf course for me on this particular day (Maybe any day).

The layout is pretty. Most fairways have 5-6 fairway bunkers that look intimidating, but most of the fairways are not as tight as they appear from the tee. Most of the greens have 3-5 traps, and these are not ordinary traps, they are much deeper than the average golfer plays and many times, you may have to go OVER ANOTHER green side trap to go @ the hole depending on where the pin is. Today, I was in 6 green side traps, and a couple of times had 6'+ bunker faces to go over to a tight pin.

There are more than enough lateral and yellow hazards to keep you honest, and many of the holes encourage you to turn the ball to get it in the proper position.

The greens were firm and fast, a bad combination in high winds. The fairways were lush to very lush. The rough was mowed down and was lush, I could play most irons from 5 up out OK. The tees were very well maintained, and the massive traps were in excellent condition.

I would estimate that on a normal day and normal golf course, I would have broken 85 the way I played today. Here, in these winds, I had a 98. I look forward to coming back and playing in less windy conditions and seeing if the high 80's are attainable for me.

Beautiful clubhouse, the cart gal was present several times, the tee times were right on time, everything about this place was ++.

Played the blues (71.4/127/6525) and walked in 4H in VERY windy conditions. Got a great internet rate of $23 to walk mid-day. Today the conditions reminded me of a British Open, you had to take advantage of the downwind holes because the holes that were playing into a 25-30 mph wind were playing like a bear.

The greens were just aerated 10/1, but are healing nicely and rolled better than you would expect overall, bumpy because of the aeration, firm and medium fast. The fairways were generally lush and played very firm with a decent amount of divot damage. The rough close to the fairway is lush and generally mowed down, not really punitive. What was knee deep rough off the fairway had been mowed down in most placed and is more like ankle deep now. the tees were well maintained, lush with moderate divot damage on the par 3's. The traps were in excellent condition, freshly raked with very fine sand.

Customer service today was a plus, as is the layout.

Played in a shotgun start @ 8A with 2 very nice seniors, $45 before aeration special with a cart. Played the blues, 70.1/125, 6307 in a little less than 4 hours. From when you arrive to when you leave, EVERYONE from the cart people, to the pro shop, to the bar/grill staff are friendly & courteous. I was thanked three different times for playing here today.

The greens are firm and almost scary fast. Better not be above the hole! Very smooth with almost no ball marks. The tees, fairways & rough are all lush to very lush, very well maintained. The traps are about as well maintained as any course I have played around Portland, freshly raked with a decent amount of fluffy sand.

Like the layout, five par 5's & five par 3's are a plus in my mind. This course is deceptive from a yardage standpoint, several holes that may appear short on the card play much longer due to hazards you have to play short of on the tee or 2nd shots, leaving a much longer approach shot to the green than you would expect. Many large, 2 tiered, undulating greens are the real teeth of this course. You better be able to hole your share of 3' to 5' quick putts that you have to start outside the hole or it could get ugly quick on these greens. The overall course condition was superb, hard to improve on what I played today.

First time here, very nice facility overall. Well stocked pro shop, multiple putting and chipping greens, nice looking range.

The greens putted & held approach shots well, medium fast. 99+% of the green(s) area was lush & looked great, it was odd that nearly every green had bare spots in a few areas... This seemed so out of place compared to the way the rest of the green(s) looked. The fairways and rough were both decent, but there were many divot marks. The same could be said for the tees, they obviously get alot of play here based on the divot marks. The traps were well maintained.

I liked the layout, not overly tight or too open, with lakes that come into play on at least half the holes. It is hilly but not overly hilly, you are constantly up/down moderate inclines that makes for few flat lies. Good mixture of straight and dogleg holes, long & short holes.

Customer service was a ++. Great value to walk before 8A @ $24. I will definitely be back.
